Tyler:

Hello, everyone. This is Tyler Ford, eXp Realty, in Tucson, Arizona. And I’m with Heather Chumbler-Rich of 2-10 Home Warranty. And we are doing our monthly little video on all the cool things that 2-10 has to offer.

Tyler:

And today, we’re going to be talking about the Happy Home Lock & Hardware. And it’s a gift from your agent through 2-10, as a part of the home warranty that can go towards anything key and lock related.

Tyler:

And I’m a big fan. And at the end of closing, especially when I’m representing the buyer, rekeying is always a good idea, just from a liability standpoint. And I always push to do a re-key. And if there’s not a home warranty in place, I’m always one to get somebody out there to do the re-key, and it’s on my expense as a closing gift.

Tyler:

But the nice thing about 2-10 and what they have to offer, you can offer that as a closing gift. And I’m going to let Heather explain. They pick up part of the tab.

Tyler:

So with that, I’m going to turn it over to Heather and we’re going to talk about the Happy Home Lock & Key that 2-10 has to offer.

Heather:

Awesome. Thank you so much.

Heather:

Okay. Yes, so this is offered for the buyer only, it’s the buyer side only. And within 45 days, if the buyer goes out and either purchases new hardware- maybe they don’t like the gold in the house and they want brass or nickel color. So if they go out and they purchase new hardware, or if they hire a locksmith, or if they go out and get copies of keys, anything that’s related to lock and hardware, and as long as they have their receipts, within 45 days, they can submit those receipts onto their homeowner portal page.

Heather:

And then we will reimburse dollar for dollar up to $100 back. And we’ll send it to the buyer, to their home. So it’s kind of like a, hey, let’s give you some equity. And also, let’s give you a gift and discount down, if you’re using the warranty right, let’s discount it down $100, too.

Tyler:

Well, that is way cool. And I know the person that I use to do my re-keys, it’s usually right at $100 or less. So a total re-key could actually be covered in this. So that’s that’s way, way cool.

Tyler:

So when you say your portal, your account, how do they know where to go and how to submit? How does that all work?

Heather:

Perfect. So, that’s a great lead-in to page five of our home service agreement. And this is where it says that they just have to go to 2-10.com/homeowner. They just have to register for their homeowner account by providing their email address and their contact information and then it takes them into the portal.

Heather:

There’s a little button that can select that starts walking them through the Happy Home lock and hardware process and then how they upload their receipts. And then, as long as they do that within 45 days of the effective date, then they will get dollar for dollar back.

Heather:

It’s really important as real estate agents to make sure that they update us on the closing date, also, because sometimes that doesn’t always get done. So, we want to be able to give our homeowners as much shopping time as possible, 45 days after the true and effective closing date.

Heather:

It’s all right here in the home service agreement. It’s actually on page five. And it’s got all the details here for them. But this is a buyer option for the buyers only.

Tyler:

Cool. And what Heather is showing in the video right now, it’s going to be at the bottom of this video where you can have access to that document.

Tyler:

So, quick question for you. If the agent wants to initiate- cause when I represent a seller, that’s part of what I provide. If I were to get it done, and I pay for it with my receipt, how does that work? As long as there’s a receipt and it’s tied to the property address, it doesn’t matter?

Heather:

Yes. Just a receipt that is provided to us from the homeowner on their homeowner portal is what we would be reimbursing for.

Tyler:

So, an agent right out of the gate, I’m just kind of thinking ahead, on Day One, get it re-keyed. Pay for it, give that to the new homeowner, upload it, and they’re going to get a check in the mail even though the agent may have paid for it as a closing gift. So it’s a way to maybe give them a little bit of money back if you’re willing to do that up front. And it should be done, in my opinion, Day One of them moving in.

Tyler:

Would that work?

Heather:

Yeah, really soon. Yeah, as long as it’s just a paid receipt, we’re good. That’s all that we care about.

Tyler:

Cool.

Heather:

Yeah.

Tyler:

Okay. Well, we’re going to keep this one short and sweet, I think. Is there anything you want to add or are we missing anything?

Heather:

Oh, awesome. So, it’s that simple.

Tyler:

So great, great value, great service add-on to the 2-10 home warranty. And that alone almost pays for pretty close to a quarter of what the home warranty is. So it all adds up.

Tyler:

And I highly recommend, whether you’re on the buy side or even the sell side, providing and/or getting a home warranty and using 2-10 to do so.

Heather:
