I get buyers reaching out to me all the time that don’t know Tucson particularly well, and they’ve got a couple of things that they want in terms of search criteria; which are peace, quietness, tranquility, and a little bit of elbow room. 

The northeast which is the Tanque Verde Valley and the east side of Tucson is definitely that.

East Tucson Zip Codes

If you’re searching for homes here in Tucson, the zip codes that you want to look at, which would be the northeast and the far east side of Tucson are: 85749, 85748, and 85730. 

The east side of Tucson in terms of the MLS search is a pretty big area. If you use those zip codes, it will narrow down your search to the east side, which is the base of the Catalinas, and the base of the Rincon Mountains.

4 Reasons Why The Northeast and East Side Of Tucson Is The Best Place To Live

Quiet and Tranquil Living With Less Traffic In East Tucson Neighborhoods

If when searching for a home in Tucson one of your top criteria is quietness and tranquility living on the east side of Tucson gives homeowners just that.

One of the few places in Tucson where you can get this is in east Tucson.

There’s a lot less traffic. It’s not in the path of progress in terms of growth. In terms of quietness and tranquility, you will definitely get that in the Tanque Verde Valley on the northeast and the far east side of Tucson.

The big reason for this is the land is protected by the mountains. You’ve got the Catalina Mountains, which is due north to Tucson, and then you’ve got the Rincons on the east side.

The reason why there’s not a growing population in this area is that the zoning does not allow it. It’s either SR (Suburban Ranch), which is 3.3 acres or more, or CR1 (one acre).

The master plan doesn’t allow builders to come in and rezone to get more density. Therefore, you’re not going to have the path of progress and a lot of building and high density in this area.

That’s the reason why homeowners love the east side of Tucson. It’s protected in terms of the stable population and not a big explosion of the path of progress, and a lot more people moving in, you’re just not going to find it in this area.

Again, it’s quiet, it’s tranquil, and although there are some infill projects and building going on, you’re just not going to see it like the rest of Tucson in terms of the growth and the path of progress is not happening in this area.

I’d encourage you to look at the northeast or east side of Tucson if you’re looking for quietness and tranquility.

Open Space Living With More Acreage

The next benefit to the northeast and east part of Tucson are open space neighborhoods.

A lot of people, again, their search criteria is they want some elbow room, they want open spaces. They don’t want to be looking in the neighbor’s backyard.

Well, the Tanque Verde Valley and the east side of Tucson definitely give you this.

Again, the big reason is zoning. It’s either going to be 3.3+ acres SR, Suburban Ranch, or typically one-acre lots.

In terms of open spaces and the peace and quiet that you get with a little bit more land, this is definitely the place to look at in terms of having open space to live in and a little bit more elbow room.

Great Place To Raise - Awesome School District

The third benefit of the Tanque Verde Valley in the east side of Tucson is it’s a great place to raise a family. I grew up in the Tanque Verde Valley, and as a kid, it was a great place to live growing up in Tucson. 

It’s also in a great school district. The Tanque Verde School District is considered one of the better school districts Tucson has to offer. 

If you’re looking for a place to live and you’ve got a family that you want to raise, I would encourage you to check out the northeast part of Tucson or the east side of Tucson in terms of just the quality family benefits that it provides for raising a family.

Outdoor Activities

The next benefit is my favorite benefit, and that is the outdoor activities on the northeast and east side of Tucson.

If you’re an outdoor enthusiast, in my opinion, this is the place to be in Tucson, Arizona.

The first thing that I want to talk about is golf. There are some really good golf courses in the Tanque Verde Valley and east side of Tucson. The first one is 49ers Country Club. In my opinion, it’s one of the best values for a golf membership that exists in Tucson. Then you’ve got Arizona National. These are two golf courses that you can be to within five to 10 minutes depending on where you live in this area.

If you’re a hiker, a runner, ultra runner, there are tons of trails that are really, really close. Some of the most popular ones are the end of Speedway and the end of Broadway, both back up to Saguaro National Monument East. The end of Speedway is the Douglas Springs Trail, miles and miles of awesome trail. Then the end of Broadway is the Cactus Forest Trail. Again, that links up to tons and tons of trails.

I’ve spent 30 years running every inch of these trails. At the end of the day, it never, ever, ever gets old.

The next benefit, if you’re a cyclist the Tanque Verde Valley, and the east side of Tucson, in my opinion, is the place to be. Number one, it’s safer because there’s less traffic. You don’t have to drive to go ride your bike. You’re close to the base of Mount Lemmon, you’re close to Saguaro National Monument East.  Then also you can get to the loop and get pretty much anywhere you want. From a cycling standpoint, in my opinion, this is the best place to be.

Another big benefit is pickleball on the east side of Tucson. A lot of people are reaching out, wanting to be close to pickleball. Udall Park is a thriving, thriving pickleball community, and just a great place to play on the east side of Tucson. 

East Tucson is close to Mount Lemmon. Another cool thing about being close to Mount Lemon is in the summertime when it’s 100 degrees in Tucson, you can drive up to the top of Mount Lemon. From the bottom to the top is about 30 miles. Cyclists out there, it’s a 30-mile climb, and it’s the best climb in the country. 

In the summer, you can be at the top of Mount Lemon and go from 100 degrees to 70 degrees. Then also in the winter months, there’s a ski slope on the top of Mount Lemmon, so you can be in shorts and a t-shirt and enjoy a 70-degree day in the wintertime, and then go to the top and be skiing within a 30-mile drive.

Again, being on this side of town it’s conducive to a lot of outdoor activities just because you got the Catalina Mountains and the Rincon Mountains.

If you’re somebody considering moving to Tucson and trying to figure out the lay of the land, again, I would encourage you to check out the northeast and east side of Tucson, 85749, 85748, and 85730. Again, I think it’s a great place to be. 

As people reach out to me, they have a couple key search things in their criteria, and one is they want quietness, they want some tranquility, they want a little bit of elbow room where they’re not looking into a neighbor’s backyard. Then I deal with a lot of cyclists, ultra runners, runners, and they’re always asking me for the place to be.
