Dorado Country Estates Desirable Community on East Side of Tucson

I’m excited to bring you Dorado Country Club Estates. It’s a very desirable community on the East Side of Tucson, and per the MLS it’s considered Northeast, but I would say it’s more East Side of Tucson. It’s located at Speedway and Kolb.

Again, it’s a very desirable location. It’s quick access to pretty much anywhere in Tucson. So there’s a lot of reasons as to why people choose to live in Dorado Country Club Estates. Again, it’s a great location.

Reasons Why?

Reasons as to why is it’s got an 18-hole executive golf course, which I’m going to be going over in detail. 

It’s close to Sabino Canyon. Sabino Canyon is a great outdoor place where a lot of people go there to walk or run. It’s also really close to Udall Park. Udall Park is about a mile-and-a-half away. It’s got a walking path. They’ve got pickleball courts, soccer fields, baseball fields. There’s a community center with a lap pool. So it’s really convenient to Udall Park. 

It’s really close to grocery stores. There’s a Walmart, there’s a Trader Joe’s right down the street. Natural Grocers is really close, along with Sprouts, and then also Lowe’s is right across the street. So it’s really conveniently located. There’s also a lot of really great restaurants in the area. So it’s one of the big reasons as to why. Again, there’s a mixture of townhomes and single family homes, which I’m going to go over in detail. But again, it’s a very desirable community on the East Side of Tucson, Northeast per the MLS.

Dorado Country Club HOA

There is an HOA in Dorado Country Club Estates. They’ve got a great website that you can head on over there. Their website address is doradohoa.org. So you can head on over there to learn more. There’s 12 subdivisions, and then there’s the Dorado Master Association that manages all 12 associations within Dorado Country Club Estates. It’s not a gated community. There are two entryways into Dorado Country Club Estate off of Speedway, but it’s not a gated entry.

The monthly HOA in each association within Dorado Country Club Estates could be a little bit different. So on average per this recording, you’re looking at about $150 per month in terms of your monthly HOA, which covers common area maintenance, also covers the insurance for the common area liability.

When you go to buy or sell in Dorado Country Club Estates, there are transfer fees and then there’s also a disclosure fee. So when you’re buying, you want to look at the HOA addendum, which actually lists all the fees associated with the HOA, the monthly and then also the transfer fees. So when you’re buying or selling, whether you’re a buyer or seller, the transfer fees and the disclosure fees are negotiable per the HOA. So you want to take a look at that. If you’re selling, you want to get with your agent and make sure that’s properly filled out and discussed on how you want to handle those fees.

In terms of the amenities, each 12 subdivision within Dorado Country Club Estates has its own clubhouse pool and spa. So if you’re getting a townhome or a house in Dorado Country Club Estates that doesn’t have a pool, my guess is there’s going to be a pool really close to your location. So they’re all pretty close in each subdivision in terms of being able to get to the pool and the spa quickly. That’s another really cool thing about Dorado Country Club Estates.

There are rentals allowed. Long-term rentals for sure. Short-term rentals per this recording, yes, but that can always change. You want to make sure, depending on what you’re doing, if it’s a rental long-term, yes. But you want to look at the CCNRs and the HOA association. Dorado Golf Course

Dorado Country Club Estates Golf Course

So let’s talk golf. There is an 18-hole executive golf course within Dorado Country Club Estates. It’s a great little golf course. It’s a 62-par. There’s eight par-4s and 10 par-3s. 

Dorado Country Club Estates Master Association actually owns the course, and what they’ve done is they’ve signed a 10-year lease for Generation Golf to actually manage and operate the course. 

I’ve played there many a many a times, and they’ve done a great job recently getting it cleaned up and it’s in really good shape.

Homes and Townhomes In Dorado Country Club Estates

Within Dorado Country Club Estates there are townhomes and then also single family homes. They’re either framed stucco or masonry stucco within Dorado Country Club Estates. Again, single family homes, townhomes. Square footage is going to range anywhere from 1,400 square feet on the low side up to about 2,800 square feet on the high side. There’s even some homes in there that I think are closer to 3,000 square feet. So a lot of options. But the single family homes are going to be anywhere from 1,600 to 2,800 on average, and then the townhomes are going to be anywhere from 1,400 square feet upwards to about 2,400 square feet.

The homes are single story, and then there are some townhomes that are two story. The price range per this recording right now, on the low end on the townhomes, you’re looking at the high 200’s, right around about 290,000 the last time I checked. Then on single family homes, the high right now is about 680,000. So from 290,000 on the low side up to let’s say 700,000 on the high side in terms of what you can expect within Dorado Country Club Estates.
