Each month the Tucson Association of Realtors® Multiple Listing Service comes out with Tucson’s Tucson Home Searchmonthly housing report. The numbers are out for the Tucson residential real estate market report December 2015.

Residential real estate in Tucson, AZ has been on a steady upswing in 2015.

Highlights of the Tucson Residential Real Estate Market Report for December 2015 are below:

  • Total Sales Volume increased significantly in December to $264,001,833, a 38.64% rise from last month’s number of $190,421,972.
  • The Average Sales Price rose to $211,709 from $209,485 in November, resulting in a 1.06% increase.
  • Average List Price for December is $217,610, which is an increase of 2.11% since last month.
  • Total Under Contract decreased this month by 11.73% but has increased 23.47% over December 2014.
  • Total Unit Sales of 1,247 is an increase of 37.18% from last month, and is an increase of 15.89% from December 2014.
  • The Median Sales Price increased 4.14%, going from $169,000 in November to $176,000 in December.
  • New Listings decreased 7.72% from November.
  • Total Active Listings of 4,888 is a decrease of 4.08% since November’s number of 5,096.
  • Average Days on Market decreased to 59 in December from 60 in November.
  • Conventional loan sales of 34.8% exceeded Cash Sales of 28.0% this month.

Median Sales Price Tucson Homes December 2015

In December 2015, the median sales price of a home in Tucson, Arizona was $176,000. Which was up 4.14% from November 2015 as shown in the chart above.

Average Day on Market Tucson Homes December 2015

As of December 2015, the average days a home was on the market was 59 days. Which is 1 day less than the previous month and 2 days less than the previous year as shown in the chart above.

Active Listings Tucson Homes December 2015

The number of active listings in Tucson, Arizona in the month of November 2015 was 4,888 listings as shown on the chart above.

This number is one to keep an eye on. If this up trend in inventory continues to look for the market to soften and prices do move down which sets up for a buyers market. Inventory levels are trending down which leads to a sellers market causing home values to rise.
