Redington Ranch Homes For Sale — Tucson, AZ

Small Gated Luxury Living in the Tanque Verde Valley

A Secluded Equestrian Sanctuary

A small, gated 67-lot community of custom Southwestern estates in far-northeast Tucson's Tanque Verde Valley. Strict design standards keep homes in harmony with the desert, and the national forest is quite literally the backyard — the Agua Caliente Hill South Trailhead sits just outside the back gate.

The Redington Ranch Market Right Now

A rare, low-turnover luxury market — with only 67 custom estates, inventory is scarce and homes tend to be held long-term. Buyers here are purchasing acreage, privacy, and equestrian potential as much as the home itself.

Life at Redington Ranch

Redington Ranch suits those seeking a quiet, equestrian-friendly lifestyle. As a small, 67-lot community, it draws residents who value privacy, custom architecture, and a deep connection to the Sonoran Desert.

The homes here are primarily large, custom-built estates that emphasize Southwestern architecture. Most properties feature expansive floor plans, gourmet kitchens, and spacious outdoor living areas designed to capture the surrounding views. The HOA maintains strict design standards so every improvement — from earth-tone exterior colors to low-visibility development — complements the natural environment.

The standout feature of this subdivision is the resident horse facility: a ten-stall barn with in-and-out stalls and a six-acre turnout facility exclusive to homeowners. Beyond the equestrian perks, residents enjoy a community pool, clubhouse, tennis/pickleball courts, and a scenic pond area.

The community’s location provides direct access to the rugged beauty of the Coronado National Forest. Just outside the back gate, the Agua Caliente Hill South Trailhead offers a gateway for hikers and riders to explore the high-desert terrain. For longer adventures, the neighborhood is the jumping-off point for Redington Pass, which bisects the Santa Catalina and Rincon mountain ranges and opens access to thousands of acres of backcountry trails, seasonal waterfalls like Tanque Verde Falls, and diverse wildlife habitats. Whether you head out for a morning ride on the Agua Caliente Trail or plan an all-day excursion into the mountains, Redington Ranch serves as a secluded sanctuary with the national forest as its backyard.

Public Services & Governance

Because Redington Ranch sits in unincorporated Pima County, residents enjoy a secluded, off-the-grid feel while still being fully supported by local public services. The community falls under the jurisdiction of the Pima County Sheriff’s Department for law enforcement, while fire and emergency services are typically covered by the Tanque Verde Valley Fire District.

HOA & Documents

A design-control-heavy HOA — recorded deed restrictions and CC&Rs govern architecture, earth-tone colors, low-visibility development, and the equestrian facility. Dues run about $197–$258/month. Full documents at redingtonranch.org.

Redington Ranch is a gated custom-home community in northeast Tucson known for its large homesites, desert setting, and unique equestrian amenities. The HOA helps maintain the community’s private roads, common areas, and shared amenities, while preserving the neighborhood’s low-density character, natural desert landscape, and view-focused design standards. Buyers should know this is a more regulation-conscious HOA, with architectural review requirements, vehicle/parking rules, and a minimum lease term that limits short-term rental use.

The standout amenity is the resident horse facility — a barn with ten in-and-out stalls plus a six-acre turnout facility. The community also has a pool, clubhouse, tennis/pickleball, and a pond/common-area gathering space. The horse facilities are limited to homeowners and treated as HOA common facilities.

HOA dues appear to run about $197–$258/month. Recent MLS-fed listing pages show dues billed quarterly, with examples at $187/month equivalent in 2021 and $258/month equivalent on a current listing — dues can vary by time or lot context and should be verified in resale documents.

CC&Rs state no owner may rent or lease any portion of a lot for less than six months continuous duration to the same tenant. Owners must also provide the Board with complete copies of the proposed lease, plus later amendments within 10 days after execution. That effectively rules out normal short-term vacation rental use.

Parking rules are strict. The CC&Rs say all vehicles must be parked within the garage; owners with more vehicles than garage spaces must seek Board approval for overflow parking in a cleared area on the lot. Each home must have a minimum two-car garage with automatic opener, and trucks, boats, campers, trailers, and other RVs cannot be parked — even temporarily — except inside a garage or approved screened yard area. On-street parking is discouraged.

This is a design-control-heavy HOA. No site clearing, grading, building, or exterior modification should occur until plans are approved. Standards emphasize Southwestern architecture, native-plant preservation, subdued earth-tone colors, and protection of view corridors. Exterior colors must be earth tones; white or near-white colors are not allowed; reflective materials are restricted; and many improvements require written approval.

  • Native vegetation removal is tightly controlled, with replanting/revegetation remedies if done without approval.
  • Patio walls/fences generally must match the home and follow height limits; tennis court fencing is separately addressed.
  • Pools, spas, pool houses, guest houses, storage sheds, and other accessory structures require approval.
  • No roof-mounted mechanical equipment; equipment must be screened.
  • Satellite dishes/antennae are restricted and must be camouflaged or limited in size/visibility, consistent with governing standards and federal-law carve-outs.

The HOA maintains the community’s common areas and shared amenities — including the equestrian area, arena, pond area, and other shared recreational spaces — while individual owners are generally responsible for their own lot, home, landscaping, and HOA compliance. The exact division of responsibilities should be confirmed through the resale package or current association disclosures.

Redington Ranch has a structured enforcement process. Governing documents allow the HOA to fine owners for violations by the owner, household members, tenants, or guests, and continuing violations may result in ongoing daily fines after notice. Owners are entitled to notice and an opportunity for a hearing, and unpaid fines may become a lien against the property — this is an HOA with active enforcement authority.

The bylaws call for an annual membership meeting in February, and the Board must hold regular meetings at least quarterly. Members generally have the right to attend and observe board deliberations, with limited exceptions for executive-session topics such as legal matters, personnel, litigation, and enforcement. The governing documents also establish a 25% quorum requirement for membership meetings.
