Multi-generational living, rental income, or a private home office — casitas and guest houses are a Tucson specialty that adds flexibility and value. But this search is broader than it might look, and that’s intentional.

“Guest house” and “casita” are not standardized MLS terms. When a seller has a secondary living space, their agent might list it a dozen different ways depending on how it’s configured and what they choose to emphasize. A secondary space in Tucson can show up in the MLS as:

  • A guest house or casita checked as a separate amenity field
  • A mother-in-law suite, in-law quarters, or guest quarters
  • A guest wing or bonus room described in the listing narrative
  • A converted garage with living space added
  • Square footage listed separately from the main home in the MLS data fields
  • Simply mentioned in the listing description with no formal designation at all

The physical configuration varies just as much. A secondary space might be fully detached with its own entrance, utilities, and kitchenette — or it might be an attached wing with a shared wall and interior access only. It could have a full bath, a half bath, or no plumbing beyond a sink. Some are permitted and on record with the county. Others were built without permits and exist in a gray area that matters enormously for financing and rental legality.

This search casts a wide net, but multiple searches are often required to cover all of those variations. You’ll find properties that match the spirit of what you’re looking for — but the details of each setup require a closer look.
