Overview

An age-qualified village inside Rancho Vistoso, north of Tangerine Road

18-hole golf, owned by the AssociationTwo heated outdoor pools10 tennis · 5 pickleball courtsArtisan Center with 7 studiosTrash collection in the dues

Sun City Oro Valley sits in the northern half of Oro Valley, inside the Rancho Vistoso master plan, north of Tangerine Road and a few minutes off Oracle Road. Del Webb broke ground in 1986 and finished the last of 2,488 homes in 1996, then handed the community to its owners. Every home is single-story, the streets are public rather than gated, and about 36 percent of the roughly 1,000 acres is common ground: desert washes, the golf course and the recreation campuses along Rancho Vistoso and Del Webb boulevards.

Daily life runs through the five centers. The Mountain Vista complex holds the aquatic and fitness center, Catalina Vista and Desert Oasis handle courts, billiards and a second pool, and the Welcome Center houses the library and the Artisan Center. Golf is on site at The Views, dining at The Views Restaurant and The Bistro, and the other age-restricted communities of the northwest, SaddleBrooke and SaddleBrooke Ranch, are a short drive north on Oracle Road. More than 60 percent of residents live here year-round, which keeps the 130-plus clubs busy through summer.

The Views Golf Club

An 18-hole, par-72 Greg Nash course the Association owns. Residents pay $4,200 a year for unlimited 18-hole play, or walk on at daily rates.

Aquatic & Fitness Center

12,000 square feet at Mountain Vista: a six-lane heated lap pool, 43 cardio and weight machines, two studios and a racquetball court.

130-plus clubs

Lapidary, stained glass and a 22-machine wood shop in the Artisan Center, plus pickleball, hiking, genealogy and a model railroad room.

One assessment covers it

$2,865 a year for 2026–27 pays for every recreation center, the pools, the courts and trash collection. Golf is the only add-on.

Getting there

North of Tangerine Road, off Rancho Vistoso Boulevard

From Tucson: take Oracle Road (State Route 77) north through Oro Valley, past Tangerine Road, and turn right on Rancho Vistoso Boulevard. The Welcome Center and The Views Golf Club are on the right within the first mile, at 1565 and 1555 E Rancho Vistoso Blvd.

Inside the community: Del Webb Boulevard and Sun City Boulevard loop through the neighborhoods and connect the Catalina Vista and Desert Oasis centers.

Landmarks: Oro Valley Marketplace at Oracle and Tangerine and Oro Valley Hospital on Tangerine Road are both a few minutes away. Catalina State Park is about five minutes south on Oracle Road, Honey Bee Canyon Park about three miles north on Rancho Vistoso Boulevard, and downtown Tucson roughly 20 miles, around 30 minutes in normal traffic. Drive times are approximate.

Market data

The Sun City Oro Valley market right now

This is a resale-only market: Del Webb finished building in 1996, so every one of the 2,488 homes has an owner and inventory depends on who is ready to move. Over the twelve months ending October 2026, 161 homes closed at a median of $422,000, or $272 per square foot, with an average sale of $447,514. Sellers got 98.4 percent of their last asking price at the median and the typical home went under contract in 31 days, though 76 of the 161 cut their price first, by about $25,000 at the median. The spread is wide: a 1,035-square-foot Durango closed at $270,700 while a 2,706-square-foot golf-course home brought $810,000. Two numbers shape every offer here: the one-time Capital Contribution Fee of $4,297.50 the buyer pays at closing, and leased solar on some roofs, which has to be paid off or assumed.

Schools

Age-qualified, inside the Amphitheater district

School district: Amphitheater Public Schools — the district that serves Oro Valley and Rancho Vistoso. It matters here for resale value and for visiting grandchildren, not for enrollment.
Age-qualified housing: Sun City Oro Valley is a federally compliant adult community. The Association describes itself as 45-plus; the exact occupancy rules for younger household members are in the CC&Rs you receive with the resale disclosure. Ask Blaine before you write an offer if anyone in the household is under the age limits.

District boundaries change. Confirm the zone for a specific address on the Tucson school district map, or ask Blaine.

Signature amenity

The Views Golf Club and five recreation centers

The Views Golf Club at Oro Valley is the rare course a community association owns outright. The 18-hole, par-72 Greg Nash layout plays 6,759 yards from the back tees and is semi-private: residents and the public can both pay daily fees, and annual memberships for 2026–27 run $4,200 for residents on the 18-hole course ($5,350 public) or $3,150 on the 9-hole course ($4,000 public). Cart seats are $15 for 18 holes and $10 for nine, with no trail fee for private carts. Outside the posted seasonal tee hours, residents are free to walk the course. The Views Restaurant serves breakfast through dinner on the terrace, and The Bistro handles coffee and wine.

The Mountain Vista complex on Rancho Vistoso Boulevard holds the 12,000-square-foot Aquatic and Fitness Center with a six-lane heated lap pool, a large spa and two studios. Catalina Vista on Del Webb Boulevard covers billiards, table tennis, horseshoes and a desert garden walk, and Desert Oasis on Sun City Boulevard adds a second heated pool and more courts: ten lighted tennis courts, five lighted pickleball courts, four bocce courts, a half basketball court and a nine-hole lighted mini-golf course spread across the campuses. The Welcome Center houses the library, computer and genealogy labs, the gift shop and the Artisan Center’s seven studios, and the newly acquired Copper Center is being converted for future use.

FAQ

Sun City Oro Valley questions, answered

$2,865 a year for July 2026 through June 2027, paid to the self-managed Sun City Oro Valley Community Association. There is no master association and no special assessment on the current disclosure. The assessment covers all five recreation centers, both pools, the courts, the library and Artisan Center, common-area landscaping and curbside trash collection. Golf memberships are separate.

Three items on the 2026–27 disclosure: a one-time Capital Contribution Fee of $4,297.50 (one and a half times the annual assessment), a $370 transfer fee, and a $31 HomeWiseDocs service fee ($50 if the documents are updated). Budget for them alongside your closing costs; they are not negotiable with the Association, though who pays can be negotiated in the contract.

Sun City Oro Valley is a federally compliant age-qualified community under the Housing for Older Persons Act, and the Association describes itself as 45-plus. The exact occupancy rules for spouses, partners and younger household members are set by the CC&Rs, which you receive with the resale disclosure. Confirm your household’s situation with the Association office at 520-825-3711 or ask Blaine before writing an offer.

No. The Association owns The Views Golf Club, but play is pay-as-you-go. For 2026–27, residents pay $4,200 a year for the 18-hole course or $3,150 for the 9-hole course (public memberships are $5,350 and $4,000), cart seats are $15 and $10, and there is no trail fee for a private cart. Daily-fee tee times are open to residents and visitors alike, and residents may walk the course outside the posted seasonal hours.

No. The streets are public and there are no gates. The recreation centers, pools and fitness facilities are for residents and their guests only, and the Association issues the access cards.

All 2,488 homes are single-story, built by Del Webb between 1986 and 1996 on roughly 50 floor plans, from the 1,035-square-foot two-bedroom Durango up to about 2,700 square feet with three bedrooms and a den. Most are detached single-family homes with two- or three-car garages, some with golf-cart bays; a smaller number are attached garden villas. Because the community is built out, everything is resale, and a few homes carry leased solar systems that need to be paid off or assumed at closing.

Yes. Rentals are allowed, and the Association must be notified of every sale or lease. Minimum terms and tenant qualification rules come from Member Services, so check them before you buy as an investment. Interior and exterior remodeling also requires Association approval.

On-lot parking of an RV, trailer or boat is limited to 72 hours under the Association rules. The resale disclosure references RV storage space; confirm current availability and the waiting list with the office before you count on it.

Electric: Tucson Electric Power. Water: the Town-owned Oro Valley Water Utility. Gas: natural gas from Southwest Gas. Sewer: Pima County, except for a handful of Pulte-maintained units that share private sewer lines. Trash: included in the annual assessment, since the Town of Oro Valley has no municipal collection. Internet: Xfinity and Cox both serve 85755 and Quantum Fiber reaches some streets; confirm the provider for a specific address before you order.

Oro Valley Marketplace at Oracle and Tangerine and Oro Valley Hospital on Tangerine Road, with a 24-hour emergency room, are both a few minutes from the entrance, and Rooney Ranch (Target, Fry’s, Home Depot) is a little farther south on Oracle. Catalina State Park is about five minutes away and downtown Tucson roughly 20 miles. Tucson International Airport is on the far side of the city; plan on about an hour door to door.

HOA & documents

Governed by the Sun City Oro Valley Community Association

The Association is self-managed: a volunteer board, a general manager and an in-house staff, with no outside management company. The $2,865 annual assessment for 2026–27 funds the recreation centers, pools, courts, golf-course grounds, common-area landscaping and trash collection. Remodeling and exterior changes need Association approval. The CC&Rs, bylaws, rules and architectural guidelines are not posted publicly; they are delivered through HomeWiseDocs with the resale disclosure, and the two public forms below spell out every fee.

CC&Rs, bylaws, rules and regulations, pool and recreation rules and the architectural guidelines are provided through HomeWiseDocs as part of the resale disclosure package. Blaine orders the package the day you go under contract so you can read every document inside your inspection period.

Bulky pickup

No town-wide curbside bulky pickup; haulers offer bulk pickup by appointment and the Tangerine Road transfer station is close. VERIFY.

Trash and recycling are included in the Association assessment, so there is no hauler to set up. Sewer is Pima County except for the Pulte-maintained units, which share private sewer lines; the resale disclosure says which.
