Nearby public recreation also includes Fort Lowell Park, a large City of Tucson metro park nearby.

Official HOA materials show Hill Farm’s common amenities include the lake, dock, pathways/access points, farmhouse, play lot, pool, and spa.
The farmhouse BBQ and patio area can be reserved by residents at no charge, while the pool itself cannot be reserved.
The pool and spa hours are 6:00 AM to 10:00 PM, and the pool/spa rules say access is for residents in good standing, household family members, house-sitters, and guests under the HOA’s rules.
The pool policy also states that a new owner receives one pool key, with a $75 deposit, and replacement keys are $25.
Dues & Recurring Costs
The CC&Rs and collection policy make clear that Hill Farm assessments are structured as an annual assessment paid in 12 monthly installments, due on the 1st day of each month, with the board setting the annual amount before the fiscal year.
The governing docs also allow for special assessments and reserve funding for common-area maintenance and replacement. Larger increases beyond the standard threshold require owner approval under the CC&Rs.
I did not find a clearly posted current official monthly dues figure on the public-facing HOA materials I could access. Recent listing portals for Hill Farm homes show HOA amounts in roughly the $219 to $275 per month range, which suggests dues may vary by property or that listing data is inconsistent. I would treat that as directional only and verify in the resale package.
Fees at Purchase / Sale
The only fee I could confirm directly from HOA policy materials was the pool key deposit ($75) and replacement key cost ($25).

Hill Farm’s maintenance split is one of the more interesting parts of the docs. The CC&Rs indicate the HOA maintains common areas and also much of the landscaping/irrigation outside private patio areas, including commonly maintained portions of individual lots.
Owners remain responsible for areas inside their individual patio areas, and the documents also distinguish wall responsibility: association walls are HOA responsibility, while perimeter walls and common walls are owner responsibility.
