What to verify: Age of the system, panel brand and wattage, inverter condition, transferable warranty status, and whether any HOA approval was required for installation.
🟡 Financed Solar (Solar Loan) — Good, With One Step (scroll to listings)
Some sellers financed their system through a solar loan — meaning the panels are owned, but there’s an outstanding balance attached. The loan is typically paid off at closing from the seller’s proceeds, or negotiated as part of the sale. Once it’s paid off, you’re in the same position as an owned system buyer.
What to verify: Loan balance, lender, whether it’s a UCC-1 fixture filing (which can complicate title), and payoff timeline. Your title company will catch this — just make sure it’s on their radar early.

A solar lease means the seller never owned the panels — a third-party company does (SunPower, SunRun, Tesla Energy, etc.).
