Monaco sits at 1620 N Wilmot Road, between Speedway and Grant on Tucson’s east side. That intersection puts TMC Healthcare barely a mile south and St. Joseph’s Hospital about a mile and a half — both straight down Wilmot. For anyone working the medical corridor, the commute is measured in minutes.

The community draws first-time buyers, healthcare workers, investors, and downsizers who want an affordable east-side foothold without giving up location. It’s practical, not resort-style — the HOA handles the exterior headaches, the monthly costs are transparent, and the entry price is among the lowest on the east side.

Medical & work: TMC 1.1 mi south, Carondelet St. Joseph’s 1.4 mi; the University of Arizona ~15 min west, Davis-Monthan ~12 min south.
Shopping & dining: Trader Joe’s a half-mile walk; Park Place Mall 1.7 mi; Trail Dust Town 1.8 mi.
Parks & The Loop: Udall Regional Park 2.2 mi (heated pool, dog park, pickleball); access to The Loop ~2.5 mi via the Pantano Wash. Sun Tran runs along Wilmot and Speedway.

Market data

The Monaco Condominiums market right now

Monaco is a 1980s condo community — stucco-over-wood-frame, 14 two-story buildings, floor plans from 500 sq ft studios to 1,182 sq ft three-bedrooms. Over the past 12 months 10 units closed, median $92,000 (about $136 per square foot), from a $67,000 studio up to a $120,000 two-bedroom. The average list-to-sold ratio was 92.24% — most units sell below list, so pricing accuracy matters here. Median days on market was 93, longer than the metro average, which fits the investor / first-time-buyer audience.

For investors, the 30-day-minimum, no-short-term-rental policy plus the price-to-rent math make Monaco one of the more viable cash-flow plays on the east side. Just budget carefully: monthly HOA assessments run $201 to $476 by unit size, and there’s a buyer-paid reserve contribution fee equal to two months’ assessment at closing. Those dues cover an unusually broad list — see the HOA section — but they’re a real carrying cost.

Signature amenity

A full-service HOA that handles the headaches

The real amenity at Monaco isn’t a lazy river — it’s the scope of what the HOA maintains. The association covers all building exteriors, roofs, stairways and landings, structural elements of patios and balconies, carport structures, every parking area and private drive, landscaping and irrigation, exterior lighting, the clubhouse, both community pools, and the laundry facilities. It even folds water, sewer, and trash into the dues. That’s a broader umbrella than most condos in this price range, and it’s the core of the value here for owners who don’t want to manage exterior repairs.

On top of that: two community pools (7 a.m.–9 p.m. daily, key access), a clubhouse, and shared BBQ grills around the property — which double as a necessity, since open-flame cooking is banned on balconies under Tucson Fire Code. Two things to plan for: no in-unit laundry (shared coin-op rooms instead), and one assigned parking space per unit. Monaco’s governing documents were re-recorded in July 2024 under Vision Community Management following an earlier receivership — a sign the governance has been modernized and stabilized.

FAQ

Monaco Condominiums questions, answered

Yes. Monaco is managed by Vision Community Management, with monthly assessments from $201.20 to $475.64 based on unit square footage (2026). Dues cover an unusually broad list — building exteriors, roofs, stairways, structural patio/balcony elements, all parking and carports, landscaping and irrigation, exterior lighting, both pools, the clubhouse, laundry rooms and equipment, plus water, sewer, and trash. Electricity is separately metered and owner-paid. Ask me for the assessment on a specific unit.

Yes. The CC&Rs require a reserve contribution fee equal to two months of the unit’s current assessment, paid by the buyer at closing. For example, a 672 sq ft unit at $270.41/month would owe about $540.82 at transfer. Budget for it — it’s easy to miss.

No. The CC&Rs prohibit transient, hotel-type use, home-sharing, and time-sharing. The minimum lease term is 30 consecutive days. Landlords must submit a Rental Registration Form and $25 fee for each new tenant move-in and each renewal. Long-term rentals are fine — short-term is not.

Pets are allowed, but there’s a conflict in the public documents: the CC&Rs permit up to two dogs regardless of size, while the community Rules & Regulations appear to impose a 20-pound weight limit per pet. Verify the current enforceable policy with management before you buy. Dogs must be leashed on property at all times, and dangerous or vicious breeds are prohibited. Contact me and I’ll confirm which rule is being enforced.

No. Trailers, boats, campers, RVs, mobile homes, commercial vehicles over one ton, and oversized vehicles (including limousines) are all prohibited on the property. Vehicles parked in fire lanes can be towed without notice, with fines up to $500.

No — there is no in-unit laundry. Monaco uses shared coin-operated laundry rooms located throughout the community, and the HOA maintains the equipment. If in-unit laundry is a must-have, this is the deal-breaker to know up front.

Each unit has one assigned parking space. Some buildings include carport coverage; others don’t. There’s no guest parking pass system — visitors use non-designated spaces and must follow community rules. Head-in parking is required, and the speed limit is 10 mph throughout the property.

Yes — two community pools, open daily 7:00 a.m. to 9:00 p.m., key access required. Residents may bring up to two guests, and children under 16 must be accompanied by an adult. No diving, no glass, and no pets in the pool area.

All exterior modifications require written Board approval before work begins — submit detailed plans with materials, colors, dimensions, and location, and the Board has 30 days to respond. Specifics worth knowing: no window A/C units without prior approval, no holes or punctures in the exterior stucco, and the Patio & Balcony Design Guide limits storage to two 30-gallon bins and specifies approved sunshade brands and colors.

Monaco is a 266-unit condo community across 14 two-story buildings in the 85712 zip code — practical and community-oriented, not resort-style. It’s one of the most affordable condo communities on the east side, and the location is hard to beat: under two miles from two major hospitals, a walk from Trader Joe’s, minutes from Park Place Mall, Udall Regional Park, and The Loop. Best suited for first-time buyers, healthcare professionals, investors, and anyone who prioritizes location and low entry cost over luxury finishes.

Set up utilities

Electricity: Tucson Electric Power (TEP) — separately metered to each unit and owner-paid. This is your main setup.
Natural gas: Southwest Gas — contact to confirm service at a specific unit; many units are all-electric.
Water, sewer & trash: included in your HOA assessment — no separate setup. This is one of the perks of Monaco's full-service HOA.
Internet: Cox · Xfinity · Quantum Fiber

Because the HOA covers water, sewer, and trash, your only real setup is electricity and internet. Cox should be your provider — but confirm the provider for a specific address. Call about a week before closing.

Thinking about Monaco Condominiums?

Monaco is a numbers play, whether you’re buying to live cheaply near the hospitals or to rent. The two things that make or break the math: the monthly assessment for that specific unit size ($201–$476 is a wide range), and the two-month reserve fee at closing. I’ll pull both for any unit, plus the CC&Rs, so you know your true carrying cost before you write. Straight answers, video walkthroughs for out-of-town and investor buyers, no hard sell.
