The short version

What changed in January 2025

  • Darren Shaw took over as Chief Operating Officer on December 2, 2024, with more than 30 years of community-management experience.
  • The board approved the 2025 budget and a 2025–2029 plan that funds a $27 million reserve program and the Preserve golf renovation in cash, with no loans.
  • The MountainView golf loan is paid off, and the HOA holds more than $4 million in reserves and $2 million in operating cash.
  • New traffic rules start January 1, 2025: $100 for speeding up to 15 mph over, $200 for 16 mph or more, and $200 for running a stop sign, on every street.
  • Golf lost less than feared (about $970,000 in 2024 against a $1.2 million reforecast) and restaurant revenue rose 27.8 % over 2023.
  • The HOA sold a house it owned at 65796 E Rocky Terrace Dr for $150,000, a $50,000 gain.
What it means for buyers

The HOA is paying for its 2025–2029 reserve plan without borrowing, which lowers the odds of a special assessment for road, building or golf work. Expect uniform, stricter traffic enforcement and a new management team setting priorities through 2025.
