SaddleBrooke HOAs, explained

Two homeowners’ associations share one community. Here is what each one charges, what the rules actually say, and where every answer comes from, with the section number and date so you can check it yourself.

2HOAs
5,353homes
$264 · $306monthly dues
63golf holes
Information deemed reliable but not guaranteed. This guide summarizes recorded documents and published HOA rules as of October 2026. Documents change, and Blaine Bond is a REALTOR®, not an attorney or a title company. Before you buy, sell or sign anything, read your title commitment and the HOA resale disclosure carefully, and confirm anything that matters with the HOA, your title officer or an attorney.
The Reciprocal Use Agreement · the #1 question · status as of November 2026

What the RUA is, and where it stands right now

One agreement makes two HOAs feel like one community. It is being renegotiated, and nothing new has been signed. Here is the current state in plain words, with the documents and the meeting notes behind it.

What it is

  • Signed September 10, 2021, for eight years: residents of SaddleBrooke One and SaddleBrooke Two may use the other side’s pools, fitness centers, pickleball and tennis, clubs and restaurants as if they lived there. It runs to September 10, 2029.
  • Golf is the exception. Each HOA may, not must, let the other side play, on terms it sets, and may sell a limited number of memberships. (§1(d), §1(i), §3.)
  • Why One’s dues can be lower: One has one clubhouse and no pickleball courts of its own; its residents use Two’s 14 courts, three fitness centers and three pool complexes under this agreement.

Where it stands

  • December 18, 2025: HOA Two gave notice it will not renew the agreement as written when it expires.
  • June 2026: HOA One’s board pledged that its restaurants and golf stay open to Two residents whatever happens.
  • October 2026: the two boards are in talks. HOA Two’s target for new terms is January 1, 2027; HOA Two surveyed members and held an education session first.
  • Every term you hear is tentative until both boards vote on a replacement. Until then the 2021 agreement stays in force.

What it means for you

  • Buying in One: your $264 a month partly relies on Two’s amenities. A new agreement could change what you can use, or what it costs. Price that in.
  • Buying in Two: your $306 covers all four complexes regardless. What could change is access to One’s restaurants and private golf, which One has pledged to keep open.
  • Either side: ask what the status is during your resale-disclosure window, and read the newest board notes below before you write an offer.

Blaine attends the RUA meetings and updates this card after each one. Last update: November 2, 2026.

The villas · a third layer

Buying a villa? You join two associations.

Every villa owner belongs to the main HOA and a villa association: two sets of dues, two sets of documents, and two approvals for anything on the outside. In exchange, the villa association looks after the exterior, which is what makes a villa lock-and-leave.
