SaddleBrooke Two HOA news, July 2026: water, F&B costs, new tees

The short version

What changed in July 2026

  • The 2027 budget cycle opened June 1 and the Board warns it will be a hard one, with golf and common-area water rates up sharply and interest earnings (3.7%) likely to fall.
  • The Board is weighing how much to subsidize dining, with an F&B minimum, golf trail fees and pay-for-play for non-residents all on the table for 2027.
  • Four long-range ideas (walking paths, a maintenance facility, an activity center, arts and crafts) are being screened; one or two may get 2027 CIF funding without touching dues.
  • The Preserve’s new forward tees finished construction June 6 and open in late July; overseeding closes The Preserve Sept 14–Oct 4 and MountainView Oct 5–Oct 25.
  • Through May the HOA is ahead of plan: HOA net income $887,807, golf +$297,526, F&B +$70,934, and $13.8 million in cash including $4.4 million saved for the 2031 Preserve course work.
  • Dining got more flexible: Links lunch window Wed/Thu, dogs welcome on the MVBG patio Mondays, and Saturday lounge hours from July 11.
What it means for buyers

Dues for 2027 are not set yet, and the HOA is openly bracing for higher water and inflation costs, so budget for a possible increase. The finances behind that are solid, with cash and reserves growing and golf ahead of plan, which supports values in a community of more than 3,000 homes.

The details, item by item

2027 budget process Started June 1 (CAPEX/Reserves/CIF request form to all members); Finance Committee review Aug 3. Board calls the cycle “extremely challenging”: golf and common-area water rates up significantly, interest earnings (3.7% now) likely to fall, fuel and petroleum-based supplies driving CPI. Tighter scrutiny of revenue assumptions after 2026.
Long-range projects (FPC) Facilities Planning Committee screening four ideas: Walking Paths, CAM maintenance facility, Activity Center/BYOB, Arts & Crafts. One or two may be recommended for 2027, CIF-funded (no 2027 dues impact) but adding future reserve need.
F&B subsidy debate Board: F&B is an amenity that will not break even; question is how much per household to subsidize. Floated: an F&B minimum, golf trail fees, “pay for play” for non-SB2 residents. 2027 F&B budget may rise.
Surveys / RUA COO: Nov 2025 member survey, home-services survey, plus surveys tied to the Reciprocal Use Agreement (RUA), walking paths and F&B. Surveys inform, do not bind the Board. “More than 3,000 homes.”
