New or resale? Read this before you visit a sales office

Shopping new construction? Bring your own agent first.

In the Preserve you can buy a resale or have Robson build for you, and that choice comes before any floor plan. The people in a sales office can only help you with one side of it. Your own agent can help with both, and on a new Robson home it costs you nothing extra: Robson pays the buyer’s agent fee.

Both options on the table

A sales office gets one chance with you, so its job is to sell you this community, this plan and this month’s incentive. Builder agents don’t sell resales. I put a Robson build next to every resale in One, Two and the Preserve, so you never feel it’s this house or nothing.

Someone who negotiates with builders

Builders rarely move on base price, but lot premiums, upgrade credits, closing-cost help and quick move-in pricing are where the room is. The purchase agreement is the builder’s own form; we read it together before you sign.

Inspections on a brand-new home

New doesn’t mean perfect. I bring an independent inspector in before the drywall goes up and again before closing, then line up one more look before your builder warranty runs out.

Your person on the ground

Most SaddleBrooke buyers don’t live here yet. During the build I walk the site, send photos and video, go to the walk-throughs and follow the punch list, so you aren’t managing a house from a thousand miles away.

The one rule to know before you go

Robson only registers a buyer’s agent who walks into that community’s sales office with you on your first visit, before you are in Robson’s lead list, and the registration lasts 30 days. Tour on your own first and you will usually be on your own with the builder. So call before you go and I’ll meet you there. Already visited? Call anyway: everything on the resale side still applies.
