The short version

What changed in September 2026

  • Three board seats open this year (two three-year terms and one two-year term), with the Call for Candidates going out Sept 21.
  • Cash on hand reached $17.7 million at July 31, including $5.9 million in the replacement reserve and $4.4 million saved for the 2031 Preserve golf course project.
  • Golf is $330,000 ahead of budget for the year and dining is losing less than planned ($74,733 through July).
  • The Board is forming a standing Food & Beverage committee so residents have a permanent say in dining, after the task force heard from roughly 500 people.
  • New ALC checklists spell out wall and fence limits (about 60 inches max, wrought iron or aluminum only), with stricter unpainted-block rules in The Preserve.
  • Desert Days moves to the MountainView lawn Oct 24 with a 5K, festival and a first-ever car show.
What it means for buyers

SaddleBrooke Two is heading into its November budget vote with growing reserves and operations ahead of plan, which lowers the odds of a special assessment. If you are eyeing a Preserve home, know that its wall, fence and color rules are tighter than the rest of HOA 2, and factor the Preserve chef vacancy into any expectations about the restaurant.
