SaddleBrooke Two HOA news, August 2026: water rate win, roads, pool
Blaine Bond’s digest of HOA Two’s August 2026 newsletter: what the board and staff decided, in plain words, with the source linked at the end. Not the association’s own text.
The short version
What changed in August 2026
- At an Arizona Corporation Commission hearing, HOA 2 got ACC staff to back a golf irrigation rate of $2.66 per 1,000 gallons instead of the proposed $4.18.
- The DesertView pool, spa and deck renovation is due to finish by the end of August, and pickleball courts 9–14 are already redone.
- Paving starts in September on all of Unit 14 and selected streets in Units 31, 35/35A and 48, part of a roughly $1.6 million 2026 road program.
- The Board says the HOA1/HOA2 Reciprocal Use Agreement can affect resale values and amenity access, and promises updates as its future is worked out.
- Through June the HOA shows net income of $1,053,834 before golf and dining, golf $274K ahead of plan, and $15.4 million in cash.
- New ALC guidance: a casita cannot have a kitchen or be rented, and is capped at 45% of the main home’s floor area.
What it means for buyers
The water fight matters because irrigation is one of the biggest line items behind your dues, and the HOA is winning ground on it. Pools, courts and roads are being renewed from reserves rather than special assessments, and the 2027 dues decision lands in November, so ask for the approved budget before you close.
