SaddleBrooke Two HOA news, March 2025: $3M of upgrades, pool closure

Blaine Bond’s digest of HOA Two’s March 2025 newsletter: what the board and staff decided, in plain words, with the source linked at the end. Not the association’s own text.

The short version

What changed in March 2025

  • The HOA has about $3 million of reserve money going into 2025 projects, all paid from savings.
  • Clubhouse Drive and the MountainView Clubhouse parking lot get new asphalt this spring, plus a six-foot side lane for golf carts and bikes.
  • The MountainView pool closes for about three weeks for a shell renovation, and The Preserve’s pool, spas and building exterior get refreshed later in the year.
  • About $600,000 is set aside to refresh the MountainView Clubhouse interior over the summer.
  • January dues came in at $673,850 for the month, 4.4 % more than January 2024, and golf showed a $19,409 gain for the month.
  • A new Facilities Planning Committee will vet every future amenity idea for its effect on dues before it is built.
What it means for buyers

Expect construction noise and a few short amenity closures in 2025, but the work is reserve-funded with no borrowing or special assessment mentioned. The community is not gated (Patrol covers it 24/7), and Pinal County, not the HOA, sets the speed limits.

The details, item by item

2025 reserve projects About $3 million of Reserve Fund spending on improvements and asset replacements this year.
Clubhouse Drive + MV parking lot This spring: asphalt removed, base recompacted, new 3-inch asphalt; a new six-foot roadside lane for carts and bikes on Clubhouse Drive. Sealcoating runs on a five-year cycle; 110+ sidewalk sections already repaired.
MountainView pool Shell renovation (drain, repair, quartz coating, new step rails and tiles); pool closed about three weeks.
The Preserve refresh Later in 2025: pool, spas and deck updated, whole building exterior repainted, landscaping redone.
MountainView Clubhouse refresh ≈ $600,000 from the 2025 reserve fund; design firm sets scope, then competitive bids; work in the summer months.
Other 2025 work DVPAC stair lighting by end of March; common-area wall painting in Q2 for Units 14, 15 and 17.
Facilities Planning Committee New standing committee owns the Facilities Master Plan (first version done 2024); will set a project-request process and cost/benefit reviews that show the impact on future dues; “Outdoor Covered Patio” cited as a master-plan idea.
Roads and speed limits 55+ miles of private roads; limits set by Pinal County (25 mph except MountainView Blvd and about ¾ of Ridgeview Blvd at 35). SaddleBrooke Blvd (Oracle Rd to Desert Bluff Dr) and Catalina Hills Rd up to The Preserve are county roads. Not gated: it would need staffed entrances shared by both HOAs, and Sundance Ridge is reached only through SaddleBrooke’s private roads.
Patrol rules Call 9-1-1 first, then Patrol 520.349.5124 (arrives in 10–15 min). Dumpsters need a separate free 2-week permit (renewable). No construction deliveries on the street — only Robson (RCI) new-home contractors are exempt under the CC&Rs. Do not feed wildlife.
PCSO calls, Jan 2025 55 total: information 7, civil/domestic 4, 911 hang-up 3, follow-up 3, agency assist 2, others 1 each.
Jan 2025 financials Community Service Fees $673,850 (+4.40 % vs Jan 2024; budget $672,420); other income $60,565. Amenities net +$22,529 (golf excl. GIF +$19,409 vs −$98,220 PY; restaurants −$4,942; fitness −$1,237; theatre +$9,298). Operating expenses $501,218. Income before depreciation $255,725; after depreciation $46,823. Reserve income $369,274; CIF income −$6,507. Total $409,590.
Golf 2025 MountainView Collegiate played at The Preserve; 12 of 14 teams housed by about 84 resident homes; 2026 event targeted Mar 19–23, back at MountainView. Desperado Men’s Member-Guest Apr 3–5 (1st annual); MV Masters Par 3 (2nd).
ALC snowbird checklist Landscaper at least monthly; exterior lights off after 10 pm; update emergency contact with HOA2 Admin; thermostat 85 °F; consider shutting the main water valve.
