SaddleBrooke Two HOA news, April 2025: $16M cash, golf in the black
Blaine Bond’s digest of HOA Two’s April 2025 newsletter: what the board and staff decided, in plain words, with the source linked at the end. Not the association’s own text.
The short version
What changed in April 2025
- The HOA reported just under $16 million in cash and investments at January 31, 2025, and expects nearly $5 million of free cash flow in 2025 for projects.
- Through February the association earned $214,084 net income against a budgeted loss of $386,973, with golf $207,463 in the black after losing $111,840 a year earlier.
- The board credits the 2024 $1,500 special assessment and the rebuilt MountainView course, which it now expects to be profitable for 2025.
- Staff are building the reserve study in-house for the first time to size future repair and replacement funding.
- The ALC reminds owners that every lot needs a front-yard focal tree or saguaro and that a missing one gets flagged when a home sells.
- Golf tee times moved to 7:00 am on April 7; fitness classes stay $8 ($10 SGT).
What it means for buyers
SaddleBrooke Two entered 2025 with strong liquidity and amenities that are covering their own costs, which lowers the odds of another special assessment in the near term. Sellers should confirm their lot meets the ALC focal-tree rule before listing, since it shows up in disclosure.
