The short version

What changed in June 2025

  • The second 2025 dues billing of $1,800 went out June 1; it is due July 15 and a late payment after July 31 costs $2,007 with fees.
  • Golf ran without any subsidy through the first four months of 2025, and golf, the theatre and the restaurants were all profitable.
  • Through April the HOA earned $218,736 net income against a budgeted loss of $558,275.
  • The MountainView parking lot and Clubhouse Drive repaving are finished, and the renovated MountainView pool is back on its normal schedule.
  • The 2026 budget process has started, with the COO cautioning against deferring maintenance to hold dues flat.
  • SPAC reports SaddleBrooke’s aquifer is one of four areas of concern in the Tucson water-management area, and owners re-certified the community’s 55+ status.
What it means for buyers

Budget for roughly $1,800 twice a year in HOA dues (confirm the current schedule) and note the HOA’s late-fee math is strict. Amenities are paying their own way and the big 2025 projects are done, but the aquifer note is early context for the water-rate case that followed.

The details, item by item

2025 dues (POA) billing Second billing of the 2025 Property Owner Assessment mailed/emailed June 1: $1,800; due July 15, delinquent July 31; late = 10 % fee ($180) + 1.5 % finance charge ($27) → $2,007. Bank bill-pay can take 2 weeks.
2026 budget process COO: 2026 budget development is beginning; “broad agreement” on keeping assessments manageable, but he warns deferring maintenance saves short-term and costs more later. Community = “more than 3,200 households”.
Golf: no subsidy through April Golf ran with no subsidy for the first 4 months of 2025. MV aerification from the Tuesday after Memorial Day, reopening Sat June 14; Preserve aerification June 23 – July 11. Annual Members get the Troon Advantage Program (discounts at other Troon courses). Folds of Honor (8th year) has raised $250,000 to date.
Paving done New MV parking lot and Clubhouse Drive repaved (Roadrunner Paving); board calls the old lot a tripping hazard now fixed.
MV pool renovation complete MV pool renovations finished and well received; all three pools back on the normal schedule.
Amenity profits Golf, Theatre and Food & Beverage all profitable through April; F&B cost of goods down to 30 % at MountainView and 38 % at The Preserve.
Financials, Apr 2025 YTD Community Service Fees $2,698,451 (+4.5 % vs PY); total revenue $2,848,200; Restaurants +$62,000; Golf +$352,523 (PY −$208,688); Fitness −$4,272; Theatre/Lifestyle +$8,403; operating expenses $2,181,340; income before depreciation $1,085,515 (budget $315,393); net income $218,736 (PY −$283,277; budget −$558,275).
55+ status Fair Housing Survey completed so HOA2 keeps its 55+ senior-housing status with the State of Arizona; owners asked to add emergency contacts (info@sbhoa2.org).
Water / aquifer (SPAC) AZDWR: April 2024–March 2025 was the 3rd hottest and 4th driest on record. SaddleBrooke’s aquifer (Tucson Active Management Area) is one of four areas of concern where groundwater is expected to decline without mitigation. Rainwater-harvesting tanks need an ALC permit; indoor water is reclaimed and reused in the community.
Staff New CAM Director Larry Wiley. Employees displaced by the Cody Fire in Oracle (May 2025); 50+ homeowners offered housing. Nessa Lopez now listed as MVBG Manager (520-825-5217). Board unchanged (Santora, Kill, Nickum, Grippo, Grupe, Cryderman, Kambic). A “Facilities Planning Committee” appears on the calendar (June 3).
