SaddleBrooke Two HOA news, August 2025: pool upgrades, golf profit

Blaine Bond’s digest of HOA Two’s August 2025 newsletter: what the board and staff decided, in plain words, with the source linked at the end. Not the association’s own text.

The short version

What changed in August 2025

  • The Preserve pool and spa get a resurfaced deck and new quartz liner starting in early September; the MountainView pool is done except for new ladders.
  • Through June 2025 the HOA is $928,415 ahead before depreciation, almost nine times budget, and golf has earned $170,621 instead of the $320,275 loss planned.
  • The MountainView Clubhouse is next: community-voted carpet, paint, restrooms and a hardwood ballroom floor are being priced.
  • Any exterior improvement, from a new gate to house paint or a tree, needs an ALC permit; like-for-like repairs do not.
  • Patrol rewrote its rules so officers can help residents in a jam, after an incident in July where they could not.
What it means for buyers

Dues are funding visible upkeep this year, with both pools, both clubhouses and the theater getting work in 2025. Mid-year results are well ahead of budget, which lowers the odds of surprise increases. If you plan exterior changes after closing, allow time for the ALC permit process.
