The short version

What changed in November 2025

  • The board approved the 2026 budget October 28: the annual assessment goes from $3,600 to $3,670 on January 1, 2026, a $70 increase.
  • The budget carries $8,320,991 for operations, $3,566,139 for reserves and $138,300 for capital projects.
  • 2026 golf passes are on sale: Annual $4,400, Seasonal Unlimited $3,700, Afternoon Annual $3,500, or the $149 Canyon Card for occasional players.
  • Through September the HOA earned $4,388,429 before amenities, the golf loss was $428,049 against a $600,914 budget, and cash on hand was $13,656,062.
  • The MountainView Clubhouse refresh is on schedule, with new furniture due in the first quarter of 2026, and The Preserve pool reopens November 1 after resurfacing.
  • Two board seats are being decided in voting that closes November 17.
What it means for buyers

A $70 dues increase (under 2 percent) with amenity losses running well under budget is a sign of a stable HOA. Cash of $13.7 million, including a dedicated $3.3 million fund for the 2031 Preserve golf renovation, means big-ticket work is being pre-funded rather than assessed later. Golfers should budget $3,500-$4,400 a year for unlimited play.
