SaddleBrooke Two HOA news, January 2026: dues up 2%, DV pool makeover

The short version

What changed in January 2026

  • 2026 dues rose 2% (below the ~2.9% CPI the Board cites) with no special assessment.
  • Two new directors, Gene Noble and Joe Stejskal, started three-year terms January 1.
  • 2026 projects: DesertView pool deck and pool/spa resurfacing, tennis courts 9–11 rebuilt, new roads in Units 14 and 31, Preserve parking lot replaced.
  • The Preserve golf renovation was pushed back two years so reserves can cover it without a special assessment.
  • Through November 2025 the HOA held $11.6 million in cash and earned $2.2 million net, with golf losing $578K year to date.
  • The HOA now invests about 80% of its funds and tripled investment earnings in 2025.
What it means for buyers

Dues are rising slower than inflation and big-ticket work (pools, courts, roads) is paid from reserves, not assessments. Expect short closures at the DesertView pool and MountainView tennis courts in early 2026, and a refreshed MountainView clubhouse by spring.
