The short version

What changed in October 2026

  • Planning has started on a renovation of The Preserve golf course, targeted for 2031, with a dedicated fund already at $4.45 million and a stated aim to renovate rather than replace it.
  • Three board seats are up: candidate resumes were due October 9, forums ran October 22 and voting opened October 26.
  • The 2027 budgets (operating, reserve and Capital Improvement Fee) were reviewed in open Finance Committee and Board meetings during October; the dues figure comes in November.
  • HOA Two is a party in the Arizona Corporation Commission proceedings over the water and sewer utilities that serve the community.
  • Through August, golf is subsidized by $55,412 against a budgeted $344,050, cash stands at $16.98 million and reserves plus the improvement fund at $11.36 million.
  • 2027 golf passes went on sale October 1; fitness classes are $8, small-group training $10; a new sbhoa2.org launches this month.
What it means for buyers

Reserves are growing and golf is losing far less than planned, which points away from special assessments in the near term. Preserve buyers should know a funded course renovation is on the horizon for 2031, and everyone should expect the 2027 dues number in the November issue.
