SaddleBrooke One HOA news, November 2026: election, RUA, arts center

Blaine Bond’s digest of HOA One’s November 2026 newsletter: what the board and staff decided, in plain words, with the source linked at the end. Not the association’s own text.

The short version

What changed in November 2026

  • Three candidates are running for the 2027 Board: Julie Adamen (Unit 6, HOA-management consultant), incumbent Len Alcantara (Unit 19, retired Coast Guard captain and attorney) and Andy Timothy (Unit 21, Finance and Golf committee veteran); ballots are due Friday, November 20th at 4:00pm.
  • Two of the three candidates list renewing the Reciprocal Use Agreement with SaddleBrooke Two, the deal that lets residents use both HOAs’ amenities, as a top priority, so it is still unsettled.
  • The Creative Arts & Wellness Center has not opened yet; one candidate’s 2027 goal is getting it staffed and running, a year later than the February target.
  • The HOA reminded owners that Rules Section 14.1 bars them from changing common-area landscaping and that views at purchase are not guaranteed to stay the same.
  • About 150 employees run the community; residents fund their December 13th appreciation party.
  • Long-time bingo coordinators retired after 10 years and a new couple took over the monthly games.
What it means for buyers

The 2027 Board will shape two things that touch every purchase: the RUA with HOA Two (your access to the other side’s pools, courts and restaurants) and how fast reserve money reaches the arts center. If a view sells you on a lot, read Section 14.1 first: the HOA will not trim common-area trees to protect it. Dues for 2027 are set at $3,340 a year regardless of who wins.

The details, item by item

2027 Board election Three candidates, profiles in alphabetical order on pages 2–7. Vote deadline “Friday, November 20th – 4:00pm”. Number of open seats and the ballot start date are not printed (text layer unclear on seats).
Candidate: Julie Adamen Unit 6, resident since 2023. Founder of Adamen Inc., a consulting and executive-search firm for the community-management industry since 1997; former HOA general manager (1,274-unit Palm Desert community, $5.8M budget); Swim Club board secretary. Priorities: durable Reciprocal Use Agreement resolution, upkeep, financial stability, long-range planning. Her platform header says “in 2026” where the other two say 2027.
Candidate: Len (Leonard) Alcantara Unit 19, resident since 1997. Retired US Coast Guard captain (26 years), law-firm founder (13 attorneys), licensed in AZ, HI and VA. SB One Board 2017–2022 and 2024–present; Rules Compliance & Covenants Committee 2010–2016. Platform: conservative fiscal stewardship, facilities in top condition, promote SaddleBrooke homeownership, avoid overregulation.
Candidate: Andrew (Andy) Timothy Unit 21, resident since 2020. Beer-industry national accounts (InBev USA 1987–2007, Heineken USA 2007–2016). Rules Compliance & Covenants Committee 2021–present; Golf Committee chair 2022–2025; Finance Committee 2026. Platform: protect reserves, oppose unjustified fee increases, RUA renewal as top priority, open the Creative Arts & Wellness Center, independent oversight of management.
Reciprocal Use Agreement Two of three candidates name the RUA with HOA Two as unresolved and needing renewal; Timothy wants terms “equitable for our HOA1 homeowners”. No terms or dates printed.
Creative Arts & Wellness Center Still not open as of the November issue; Timothy’s top 2027 goal is its successful opening with programming and staffing ready.
Common-area landscaping rule Rules and Regulations Section 14.1: homeowners may not modify common areas, including landscaping, and some owners have been directing their own contractors there. Owners may ask the Association for vermin prevention, erosion control, fire-hazard removal or weed control. Owners “cannot expect views which exist at the time of purchase, to remain unchanged”. Common Area Manager Patrick Hughes.
Firewise / native planting guidance LaVerne Kyriss article: Tucson zone 9a/9b native plant list (saguaro, prickly pear, agave, ocotillo, velvet mesquite, ironwood, brittlebush, chuparosa, desert marigold, Arizona rosewood).
Staff and workforce Roughly 150 employees; 26th annual Employee Appreciation Party December 13th, funded by resident donations. GM Vivian Timian; F&B Director Kelly Evans. Bingo: Virgil and Jane Maynard retire after 10 years; Susan and Carl Newberg take over.
