The real amenity at Monaco isn’t a lazy river — it’s the scope of what the HOA maintains. The association covers all building exteriors, roofs, stairways and landings, structural elements of patios and balconies, carport structures, every parking area and private drive, landscaping and irrigation, exterior lighting, the clubhouse, both community pools, and the laundry facilities. It even folds water, sewer, and trash into the dues. That’s a broader umbrella than most condos in this price range, and it’s the core of the value here for owners who don’t want to manage exterior repairs.
On top of that: two community pools (7 a.m.–9 p.m. daily, key access), a clubhouse, and shared BBQ grills around the property — which double as a necessity, since open-flame cooking is banned on balconies under Tucson Fire Code. Two things to plan for: no in-unit laundry (shared coin-op rooms instead), and one assigned parking space per unit. Monaco’s governing documents were re-recorded in July 2024 under Vision Community Management following an earlier receivership — a sign the governance has been modernized and stabilized.

Is there a transfer fee when buying a Monaco condo?
Yes. The CC&Rs require a reserve contribution fee equal to two months of the unit’s current assessment, paid by the buyer at closing. For example, a 672 sq ft unit at $270.41/month would owe about $540.82 at transfer. Budget for it — it’s easy to miss.
Are short-term rentals (Airbnb / VRBO) allowed?
No. The CC&Rs prohibit transient, hotel-type use, home-sharing, and time-sharing. The minimum lease term is 30 consecutive days. Landlords must submit a Rental Registration Form and $25 fee for each new tenant move-in and each renewal. Long-term rentals are fine — short-term is not.
Are pets allowed? Any restrictions?
Pets are allowed, but there’s a conflict in the public documents: the CC&Rs permit up to two dogs regardless of size, while the community Rules & Regulations appear to impose a 20-pound weight limit per pet. Verify the current enforceable policy with management before you buy. Dogs must be leashed on property at all times, and dangerous or vicious breeds are prohibited. Are RVs, boats, or trailers permitted?
No. Trailers, boats, campers, RVs, mobile homes, commercial vehicles over one ton, and oversized vehicles (including limousines) are all prohibited on the property. Vehicles parked in fire lanes can be towed without notice, with fines up to $500.
Does Monaco have in-unit laundry?
No — there is no in-unit laundry. Monaco uses shared coin-operated laundry rooms located throughout the community, and the HOA maintains the equipment. If in-unit laundry is a must-have, this is the deal-breaker to know up front.
How does parking work at Monaco?
Each unit has one assigned parking space. Some buildings include carport coverage; others don’t. There’s no guest parking pass system — visitors use non-designated spaces and must follow community rules. Head-in parking is required, and the speed limit is 10 mph throughout the property.
Is there a pool at Monaco?
