SaddleBrooke Two HOA news, April 2026: $1.6M roads, pool bids, board

Blaine Bond’s digest of HOA Two’s April 2026 newsletter: what the board and staff decided, in plain words, with the source linked at the end. Not the association’s own text.

The short version

What changed in April 2026

  • The HOA has set aside about $1.6 million in its reserve plan to repave and seal community roads this spring and summer.
  • The DesertView pool, spa and deck renovation drew three bids ($156,574 to $181,335) against a $148,000 reserve allowance; the low bidder is expected to start in June.
  • Bill Messick and Maureen Spence joined the board by acclamation after two directors resigned in the first quarter.
  • Finishing MountainView tennis courts 9–11 under one contract returned about $150,000 to reserves.
  • Through February the HOA held $15.6 million in cash, including $10.5 million in reserve and capital-improvement funds, and golf earned $107,076 in the two peak months.
  • Catalina Hills Dr and SaddleBrooke Blvd are Pinal County roads, so golf carts must use the paved side path or the route through HOA One.
What it means for buyers

SaddleBrooke Two is paying for roads, pool and clubhouse work from existing reserves rather than special assessments, the pattern buyers want in a mature community. Expect the DesertView pool to be closed for part of summer 2026 and some road-work disruption, and check course closures before planning a golf-heavy summer visit.
