The short version

What changed in February 2025

  • Larry Santora is the 2025 board president, with Chuck Kill as vice president, Brad Nickum as treasurer and Sheri Grupe as secretary.
  • The HOA closed 2024 with $254,426 of operating income before depreciation on $7.78 million in dues, 2.7 % more dues than 2023.
  • Golf lost $905,500 and the restaurants $440,313 in 2024, both better than 2023 but worse than budget.
  • Roughly $500,000 of 2025 reserve money is earmarked to refresh the MountainView Clubhouse, and Ray Kuhn was promoted to General Manager.
  • Patrol wrote 162 speeding and 36 stop-sign citations in 2024; a federal 55+ age survey goes to every home in February.
  • Updated ALC guidelines were out for resident review through January 20, 2025.
What it means for buyers

Dues covered every amenity loss in 2024 with $254,426 left over before depreciation, and the biggest drag (golf) is shrinking. The 55+ survey is routine and keeps the community’s age-restricted status, which protects the lifestyle buyers are paying for.
