The short version

What changed in February 2026

  • MountainView clubhouse Phase I ($378,000) is finished; about 300 new furniture pieces ($318,000) arrive mid-March.
  • Two board seats opened up; a special election runs through April 16, 2026.
  • 2025 closed with $13.7 million in cash, $9.1 million in reserve and capital funds, and $1.7 million net income.
  • Golf lost $619,914 and dining lost $371,027 in 2025, both covered by dues; 2026 pass sales are already about $100K ahead of budget.
  • Summer road work hits Unit 14 and parts of Units 31, 35 and 38, plus a repaved Preserve parking lot.
  • A proposed third T-Mobile cell tower at The Preserve would pay the HOA $1,000 a month.
What it means for buyers

The HOA is spending from reserves on visible upgrades (clubhouse, courts, roads) while keeping dues increases small, and the balance sheet stayed healthy through the work. If you are buying in Units 14, 31, 35 or 38, ask about the summer 2026 paving schedule.
