SaddleBrooke Two HOA news, May 2026: water rates, new tees, MV refresh
Blaine Bond’s digest of HOA Two’s May 2026 newsletter: what the board and staff decided, in plain words, with the source linked at the end. Not the association’s own text.
The short version
What changed in May 2026
- The HOA says regulatory proceedings on water and sewer rate increases are under way and it is actively advocating, with its golf courses the biggest exposure.
- The MountainView Clubhouse renovation is essentially finished, with new furniture in place and only artwork left for the 2027 budget.
- New forward tees at The Preserve start around May 25–26, adding about 4,300 square feet of teeing area over roughly three weeks plus grow-in.
- Through March the HOA posted a $76,747 profit after depreciation against a projected loss, with golf earning $193,338 so far this year.
- Cash on hand was $14.98 million at March 31, including about $10.5 million in reserve and capital-improvement funds.
- Under recent Arizona case law the board can no longer make decisions in closed session; every action must be taken at an open meeting.
What it means for buyers
The clubhouse refresh and golf upgrades are being paid from funded reserves while the HOA runs ahead of its own projections, which supports stable dues. The open question is water: the rate case now before regulators could raise the HOA’s golf and common-area water bill, so ask how the 2027 budget absorbs it.
