SaddleBrooke Two HOA news, September 2025: no assessment, 2026 budget

The short version

What changed in September 2025

  • The Board unanimously dropped a planned $300-per-home yearly assessment for 2026–2029 (about $4 million) by moving the Preserve golf course refresh from 2029 to 2031.
  • Outside experts, including Troon and an irrigation inspector, said the Preserve course can be maintained through 2031 with some mitigation work.
  • The HOA needs about $3.5 million a year for reserves and generated about $4.3 million of adjusted net income in 2024, though 2031–2034 will be heavy spending years.
  • Through July 2025 the HOA is $730,608 ahead before depreciation and the golf loss has shrunk to $25,468 from $752,940 a year earlier.
  • The proposed 2026 budget goes to the Finance Committee in September; the dues figure is not out yet.
What it means for buyers

The biggest near-term cost risk for SaddleBrooke Two owners, a four-year special assessment, is off the table, and reserves are funded from regular dues. Expect the 2026 dues number in the October or November issue. The Preserve course renovation is now a 2031 project, so buyers there have several years before construction disruption.

The details, item by item

Special assessment cancelled The 2024 Board’s plan put the Preserve Golf Course refresh in 2029, funded by a $300-per-home annual assessment 2026–2029 (about $4 million total). Troon and an independent irrigation inspector said the course can be kept up through 2031 with mitigation, so the 2025 Board unanimously moved the project to 2031 and discarded the 2029 plan and its assessment.
Reserve math (Treasurer) Revised Reserve Study: about $3.5 million a year needed for reserves (rising with inflation). 2024 audited “adjusted” net income about $4.3 million. Warning: 2031–2034 are heavy spending years and fund balances could fall below $3 million in the early 2030s.
